358 On Victoria, Salt River

358 on Victoria is a trendsetting new A-grade commercial building located in a prime position on Victoria Road, Salt River.

One of the highlights of this development is that the building has been designed to attain optimal comfort levels by using a thermally activated building system (TABS).  TABS uses the principle of radiant heat transfer, whereby the structure is cooled (or heated) and the human body then exchanges heat with the surrounding structure.  In the case of this building, all the floor/ceiling slabs are cooled/heated by passing chilled or heated water through piping loops embedded in the concrete slabs.  Thermal comfort modeling has been used to optimize the design of this system, including the selection of the best glazing to provide maximum comfort as well as maximum energy efficiency.   The TABS concept results in a 30% reduction in operating cost for the building, while at the same time providing very stable, draught-free comfort conditions.  Any direct radiant heat from the sunlight shining onto the floor surface is immediately absorbed and removed by the TABS system.

Fresh air provision is also maximized by delivering 100% outside air to all the occupied spaces in the building.  This fresh air is pre-cooled or pre-heated to ensure that it is introduced into the space at a neutral temperature.

The thermal inertia of the structure also has the benefit of providing continuous cooling/heating even during power outages that may last between 2 – 4 hours.
